Our Process

1. First Appointment

After your Design Consultant has introduced Cooper and Cooper, he will arrange to visit you and your home for a 1-2 hour meeting.

What We Do:

Examine your existing home; listen to your needs and any ideas you may have.

Help you develop your ideas and suggest some design solutions, plus discuss your budget and associated costs.

What You Do:

  • The more you can tell them about your lifestyle, the better.
  • Have some ideas in mind and a budget ready.

2. Initial Design Concept

After the measure is complete your Design Consultant will make a time that suits you to visit your home. They will present you with the initial design concept.

What We Do:

  • Present design concept
  • Help you fine tune your plan and ideas.
  • Provide a preliminary estimate.
  • If you are happy with your design, your Design Consultant will start on the next stage of the process.

What You Do:

  • Prepare for this meeting.
  • The more you can tell them the better.
  • Confirm you are happy to continue.

3. Prepare Design Drawings

Once you are happy with your initial concept we start to prepare your Preliminary Plans Agreement (PPA).

What We Do:

  • Obtain a contour survey if required.
  • Draw a plan of your existing home.
  • Draws plans for your proposed improvement.
  • Prepare Approximate Schedule of Quantities.
  • Prepare Preliminary Plans Agreement (PPA) drawings and documentations.

What You Do:

  • Nothing

4. Preliminary Plan Agreement Meeting

Your Design Consultant will make a time to visit you to discuss the Preliminary Plan Agreement, drawings and documentation.

What We Do:

  • Present your proposed improvement plans for approval.
  • Present fixed price costings.
  • Provide details of all inclusions and exclusions.

What You Do:

  • Look at your plans and drawings.
  • Consider the price and inclusions.
  • Ask lots of questions.
  • If you are happy with everything sign off on the Preliminary Plan documents.

5. Approvals

We look after and obtain all the necessary approvals required for your home improvement. These include, but are not limited to; Development approvals, Certificate of Design Compliance, building permits, structural engineer details and Water Corporation approvals.

What We Do:

  • Submit applications for all the necessary approvals so that you don’t need to worry.

What You Do:

  • Nothing

6. Contract Signing

Contract documentation signing is an important part of the process. If you’re happy with everything, all you need to do is sign the contract.

What We Do:

  • Make an appointment with you to sign off your final lump sum Building Contract when includes all terms and conditions.
  • Lodge your 10 Year Guarantee

What You Do:

  • Look at your plans and drawings.
  • Review the price and inclusions.
  • Ask lots of questions.
  • If you’re happy with everything, sign off on the contract documentation.

7. Prestart

This stage of the process is where you fire up your imaginations. Our Pre-construction Coordinators will help you to choose your colours, selections, and upgrades.

What We Do:

  • Walk you through your colours and selection options.
  • Offer help and guidance on the latest trends and ‘must haves’.
  • Price any upgrades.
  • Amend your plans and addenda if you have any changes, and supply final versions for your approval.

What You Do:

  • This is the exciting part for you- choosing your colours and selections.

8. Pre- Commencement

We are getting very close to starting on site. This is where all final documentation including any changes (made in Pre-start) are signed off.

What We Do:

  • We will introduce you to your dedicated Site Manager.
  • The scheduling team will place your final material orders.
  • Coordinate all onsite suppliers.
  • Supply you with a start date and build time frame.

What You Do:

  • Check any changes to the final drawings and sign off all final documentation.

9. Construction

Your Site Manager will be on hand at all times throughout your home improvement journey to make sure your journey is a good one.

What We Do:

  • Get our professional tradespeople to complete your renovations, as planned, and with start and build time frames.
  • Minimise disruption to your day-to-day life, so you can continue living in your home while we work. We can provide temporary kitchens and bathrooms if you have chosen to live in your home while we around you.
  • All our tradespeople work to a strict code of conduct that’s tailored to ensure that they treat your property as a home, not a building site. It’s a no-smoking, no-loud music policy that mandates respect for you, your family and your property at all times.
